What an ITIN loan is

An ITIN loan is a mortgage for borrowers who have an Individual Taxpayer Identification Number from the IRS instead of a Social Security number. FHA and most conventional loans require a Social Security number, so ITIN borrowers usually buy through a non-QM ITIN program.

If you work, pay taxes and have saved for a down payment, owning a home can be within reach.

Who it fits

  • Borrowers who file taxes with an ITIN instead of a Social Security number.
  • Self-employed ITIN holders, since some programs can use bank statements.
  • Families where one earner has an ITIN and another has a Social Security number.
  • Buyers with little traditional credit history.

The basic requirements

Requirement What to expect
Identification Your ITIN letter from the IRS and a valid, government-issued photo ID, such as a passport.
Income Usually tax returns filed with your ITIN. Some programs can use bank statements instead.
Down payment More than FHA or conventional, often 10% to 20% or more depending on the program and your credit.
Credit A credit history under your ITIN counts. Some programs also accept other payment history.
Property Usually a home you will live in. Some programs allow other property types.
Pricing Usually higher than conventional, because these are non-QM loans.

These are typical guidelines. ITIN loans are not government loans, so each lender sets its own rules.

Credit without a long history

Many ITIN borrowers have paid their bills on time for years without building a traditional credit report. Some programs can look at that history directly, such as rent, utility and phone payments, alongside any credit you do have.

What to have ready

  • Your ITIN letter from the IRS.
  • A valid passport or other government-issued photo ID.
  • Your recent tax returns, or bank statements if your program uses them.
  • Statements showing your down payment and savings.
  • Records of rent and other bills you pay, if you have little credit history.
