Who I help
No down payment, no monthly mortgage insurance, and a benefit you can use again over your lifetime. I make sure you get everything your service earned, and explain each step in plain language.
You can read the full program details on the VA loan page. This page is about putting the benefit to work in your situation.
Every VA loan starts with a Certificate of Eligibility. I can often request it for you online. If not, it comes from the VA using your service records: a DD-214 for veterans, or a statement of service for active duty service members.
VA is usually the strongest option for eligible buyers, but not always. A second home or a rental is not eligible for VA financing, so a conventional or DSCR loan fits there. And with 20% or more down, a conventional loan skips both mortgage insurance and the funding fee, so it is worth comparing the two.
Programs that fit
VA fits most eligible buyers. The others cover second homes, rentals and buyers with 20% or more down.
Best for Eligible veterans, service members and certain surviving spouses
Best for Buyers with 20% or more down, or a second home
Best for Buyers whose VA entitlement is in use
Best for Veterans buying rental properties
Common questions
With full entitlement, the VA does not cap the loan amount. Lenders still have their own maximums, and you need to qualify for the payment.
Yes. The benefit can be used again over your lifetime, and your entitlement can be restored after you sell and pay off the loan.
Most borrowers do, usually by adding it to the loan. Veterans who receive VA disability compensation, and some others, are exempt.
Yes, once they meet the service requirements. Your Certificate of Eligibility confirms it.
Yes, including buyers relocating to a new duty station. Tell me your timeline and I will plan the loan around it.
Next step
A one-minute quote request is enough for me to check your VA options. Nothing here affects your credit.
