Who I help

Buying your first home.

The most common mistake I see is waiting to talk to anyone until you have saved more. Start with a conversation and you will know what you qualify for today, and exactly what it takes to get where you want to be.

3% down, conventional
3.5% down, FHA
0% down, VA
3 assistance programs

Talk to me before you save more

“Many people think that saving up for a larger down payment is more important than speaking to a loan officer first.”

Saving is never wrong, but it is often not the first job. You may already qualify with less than you think, or one small change, like paying down a single card, may do more for your approval than another year of saving.

How much down you really need

Twenty percent down is not a requirement. It is the point where conventional mortgage insurance goes away. Most first-time buyers put down far less.

Program Minimum down
Conventional 3% for first-time buyers, commonly 5%
FHA 3.5% with a credit score of 580 or higher
VA None for eligible veterans, service members and certain surviving spouses
Down payment assistance Can cover some or all of it for buyers who qualify

Plan for closing costs on top of the down payment. Your quote shows the estimate for your price and area.

Getting help with the down payment

I work with CalHFA programs and with Fast 100 and Fast 100+. Depending on the program, they can help with the down payment, closing costs or both, usually with income and purchase price limits.

Program rules and funding change through the year, so the first step is simply asking me what is open right now and whether you fit.

When waiting is smarter

I start with what your monthly payment needs to be in the areas you want. If the numbers work, we look at options like FHA. If debt is what is holding you back, I will tell you to pay it down first, until you can buy without feeling stressed.

That is not a no. It is a plan, with the specific steps that get you to yes.

Your first steps

  1. Talk to me before you shop, so you know your real budget and your options.
  2. Get pre-approved, fully underwritten up front, so your offer carries weight.
  3. Gather your documents in one shot from the checklist my team sends you.
  4. Shop with real numbers. The calculators help you test prices and payments along the way.

Programs that fit

Where most first-time buyers start.

Which one fits depends on your credit, your savings and whether you have served. Many buyers compare two of these.

Conventional

  • From 3% down for first-time buyers
  • Mortgage insurance comes off
  • Often the lowest cost over time

Common questions

First-time buyers, answered.

Yes. Conventional loans start at 3% down for first-time buyers, FHA at 3.5%, and California programs like CalHFA, Fast 100 and Fast 100+ can help with the down payment for buyers who qualify.

For many programs, it is someone who has not owned a home in the last three years. So you may qualify even if you owned a home before.

It depends on the program and on whether you end up on the title. Cosigning can change how some programs see you, so check with me before you sign for someone else.

Plan for closing costs on top of the down payment. They vary with the price, the loan and the area, and sellers or assistance programs can sometimes cover part of them. Your quote shows the estimate.

Not necessarily. Talk to me first. Sometimes paying down one balance changes what you qualify for, and sometimes you are closer than you think.

Find out what you qualify for.

A one-minute quote request is enough for me to tell you your options and which programs can help. Nothing here affects your credit.
